Deeds registration¶
A land-record system that records instruments affecting title while leaving ownership to be established from the chain and legal effect of those deeds rather than guaranteeing a conclusive state title.
Core Idea¶
Recording gives notice and priority under jurisdiction-specific rules, but defects, unrecorded interests and chain gaps can remain; this distinguishes deeds systems from Torrens title registration. Parties execute a deed or other instrument, the registrar indexes and preserves it against parties or parcels, later searchers reconstruct the chain and law assigns priority based on notice, recording order and validity. The abstraction is therefore identified by a declared carrier, a transformation or constraint over that carrier, and an invariant that tells an analyst whether the named structure is genuinely present.
