Mixed-use development deliberately combines different land uses — residential, commercial, retail, civic — within one building, block, or compact district so daily needs are reachable on foot and the street stays active across the full day. Clarity¶
Naming mixed-use surfaces a choice single-use zoning hid: separate uses by zone, or co-locate them — and it exposes the price, since combining uses means owning the adjacency conflicts segregation avoided. It turns "lively street" into a checkable schedule, asking not merely which uses are present but whether their peaks stagger to keep the sidewalk active.
Manages Complexity¶
Predicting whether a district lives or dies looks like modelling every tenant's behaviour. Mixed-use re-describes it as two compact inventories: an activation-hours schedule (does each use put people on the sidewalk at staggered times?) and frontage allocation (which use faces the street). The planner reads the qualitative outcome off those two parameters instead of re-deriving the block's social life.
