Core Idea

The Sector Model, or Hoyt Model, is a classic representation of urban spatial structure in which differentiated residential-rent and land-use districts do not expand as complete concentric rings. Instead, established districts persist in particular directions and extend outward from a central business district as wedges or sectors. Direction joins distance as a governing variable: transport corridors, industrial axes, environmental amenities and disamenities, and the inherited location of high- and low-rent residential areas make growth easier or more attractive along some radial paths than others.

Scope of Application

The model belongs to urban geography, urban morphology, land economics, and planning history. It is used to compare classic accounts of city structure; to interpret directional corridors in rent, status, housing, and industrial development; to formulate hypotheses about inherited spatial patterns; and to teach how access and path dependence complicate pure distance-from-center models.

The strongest application regime is a city with one historically dominant business center, substantial outward expansion, transport or amenity axes, and enough continuity for districts to extend from inner to outer areas.

Clarity

Five questions diagnose a proper use:

  1. What is the proposed dominant center?
  2. Which rent class or land-use category forms each sector?
  3. Which transport, amenity, nuisance, or inherited axis supplies directional persistence?
  4. Does the category continue outward through adjacent growth, or is the apparent wedge a one-time enclave?
  5. Would a concentric or multiple-nuclei account explain the pattern better?

Manages Complexity

Urban land-use maps contain thousands of parcels, routes, buildings, households, and institutional decisions. The Sector Model compresses them into a small set of directional zones and a growth rule. It explains why equal distances from the CBD can have different rents or uses: direction carries accumulated accessibility, amenities, disamenities, and prior development.

Abstract Reasoning

The model licenses several conditional inferences:

  • If accessibility improves strongly along one radial corridor while other conditions remain comparable, outward development is more likely to extend along that axis than uniformly around the center.
  • If an industrial sector establishes durable nuisances and job access, adjacent residential rent patterns may persist outward with it.
  • If a high-rent axis has established amenities, reputation, and investment, new high-rent development may continue beyond its current edge rather than appearing at an arbitrary bearing.
  • If equal-radius locations differ systematically by direction, a pure concentric model is under-specified.
  • If new subcenters become autonomous destinations, the model's dominant-center assumption weakens and multiple-nuclei or polycentric analysis becomes necessary.

Knowledge Transfer

Within urban geography, the model transfers as a comparative template. The same roles can be mapped onto different cities: identify the historical center, classify major land-use or rent districts, locate directional carriers, and test whether outward additions preserve the established bearing. This enables structured comparison without assuming identical sector contents.

Transfer across time requires recalibration. Rail-oriented sectors may be overlaid by highways, suburban centers, and redevelopment. The retained historical sector may explain present spatial inequality even when the contemporary economy no longer follows the original mechanism.
